Warehouse & Industrial Space for Lease in Miami-Dade

From 2,500 SF flex bays to large distribution buildings, FL CRE Pros helps companies find, compare and negotiate industrial space across Miami-Dade and Broward. We represent tenants, not landlords, and the landlord typically pays our fee.

Which submarket fits your operation?

Location drives cost and daily efficiency. Doral and Airport West put you minutes from MIA cargo and the expressways. Medley and Hialeah Gardens have more heavy-industrial and outdoor-storage sites. Hialeah and Miami Lakes offer a deep stock of small-bay and owner-user buildings near a large workforce. Allapattah serves last-mile delivery close to the urban core, and South Dade offers newer distribution space along the Turnpike corridor.

How our tenant search works

First we define your size, clear height, loading, power, parking and timing. Then we build a shortlist of on- and off-market options, tour it with you, and compare total occupancy cost side by side. Once you choose, we negotiate the letter of intent and lease terms, so your attorney reviews a lease that already reflects the best deal available.

What we negotiate for you

  • Base rent and annual increases
  • Free rent and tenant improvement allowance
  • Caps on operating expenses where possible
  • Renewal, expansion and early termination options
  • Signage, parking and outside storage
  • Delivery condition and roof and HVAC responsibility

Leasing warehouse space: FAQ

What does NNN mean in a warehouse lease?

Triple net (NNN) means the tenant pays base rent plus its share of property taxes, insurance and common area maintenance. Always compare total occupancy cost, not base rent alone.

How early should I start looking for warehouse space?

Start 9 to 12 months before your current lease ends. That leaves time to compare options, negotiate and complete any build-out without being rushed.

Do you help tenants in Broward too?

Yes. We work with tenants across Miami-Dade and Broward.

Do I pay for a tenant representative?

In most commercial leases the landlord pays the brokerage fee, so tenants usually pay nothing directly. We confirm the arrangement in writing before we start.
