Doral is the center of gravity for Miami-Dade industrial real estate. Wedged between Miami International Airport, the Palmetto Expressway (SR-826), the Dolphin Expressway (SR-836), and Florida’s Turnpike, it concentrates more warehouse and distribution space than any other part of the county. For companies that move goods through the airport, PortMiami, or the rest of Florida, Doral is often the default first search, and that popularity shows up in rents and in how fast good space leases.
Doral’s advantage is reach. Trucks can get to the airport cargo areas in minutes, reach PortMiami via SR-836, and head north on the Turnpike or Palmetto toward Broward and Central Florida. The NW 25th Street and NW 41st Street corridors carry heavy freight traffic, and many parks have direct access to these arterials. Travel time at rush hour matters here: two buildings a mile apart can have very different drive times depending on which expressway ramp they use.
The inventory spans older 1970s–1990s rear-load and front-load warehouses with 18–24 foot clear heights, a large stock of multi-tenant flex and showroom buildings, and newer Class A distribution centers with 32 foot or higher clear heights, ESFR sprinklers, and deeper truck courts. Small-bay space between 2,500 and 10,000 SF is plentiful but competitive; large blocks above 100,000 SF are rarer and tend to be in newer projects near the Turnpike.
Tenants in Doral should expect competition for well-located space and plan early. Renewal leverage comes from knowing what comparable buildings are leasing for, not asking rents, and from having a credible alternative. Older buildings can offer meaningful savings if your operation does not need modern clear heights.
Get My Occupancy Strategy ReviewOwners benefit from deep tenant demand and a liquid investor market. The main value questions are how far in-place rents trail the market and how functional the building is: clear height, loading, parking, and truck court depth drive both rent and buyer interest.
Get My Industrial Asset ReviewInvestors see Doral as a core Miami industrial location with a broad tenant base. Opportunities include value-add repositioning of older product and stabilized multi-tenant parks. Pricing is typically among the firmest in the county, so underwriting rent growth and rollover carefully is essential.
