The decision you’re facing

Most tenants renew by default, and landlords know it.

Your lease is approaching

Landlords typically start renewal talks 12–18 months out. Without market data, you negotiate against someone who has it.

Your space no longer fits

Clear height, dock doors, power, parking, or yard space are holding the operation back, and moving looks expensive and risky.

You’re paying rent you could own

With a long runway, buying a building may cost less over 10 years than renting it. You need the math before you decide.

What your review includes

A side-by-side answer to “what should we do?”

  • Market rent comparison: your rent vs. current asking and achieved rents for comparable space in your submarket
  • Total occupancy cost: 5- and 10-year cost of renewing, relocating, and purchasing, including escalations and moving costs
  • Available alternatives: buildings on and off the market that fit your size, clear height, loading, and location requirements
  • Purchase feasibility estimate: price range, down payment, and financing scenario for owning instead of renting
  • Negotiation leverage: the concessions and terms the market supports for your renewal

Questions

Frequently asked questions

When should I start planning for my lease expiration?

For most industrial tenants, 12 to 24 months before expiration. That leaves time to compare the market, negotiate a renewal from a position of strength, or plan a relocation or purchase without paying holdover rent.

What does the Occupancy Strategy Review cost?

Nothing. The review is complimentary and carries no obligation. In a lease or purchase transaction, tenant representation is typically compensated by the landlord or seller, which we explain up front.

Do I have to move to benefit from this?

No. Many tenants use the review to renegotiate their renewal. Knowing current market rents and your alternatives is usually the strongest leverage you have with your landlord.

Can you help us buy a building instead of leasing?

Yes. The review includes a purchase feasibility estimate, and we can model SBA and conventional financing scenarios so you can compare owning with renting.

Which areas do you cover?

All of South Florida, with a focus on Miami-Dade industrial submarkets including Doral, Airport West, Medley, Hialeah, Miami Lakes, Opa-locka, and South Dade, plus Broward and Palm Beach.

How quickly will I hear back?

Martijn reviews each request personally and contacts you within 1 business day. Written reviews are delivered within 3 business days of our first call.
